    Avg price I get offers in the mail for is about 48k. 75 acres over by the elementary school went for 1.5 mil. 20k per acre. Crazy times

    The market (in a VERY generalized sense) is slowing down from crazy to just absurd. Interest rates are beginning to drag on the market, cash is less plentiful, construction costs are moderating and buyers are more deliberate BUT this is a relative comparison - the market (in a VERY generalized sense) is still seeing limited supply, strong demand, readily available financing and above average rates of appreciation.

    That has kept me from selling it so far. My great grandparents bought that particular 9.8 acres back in the 50s. There are a ton of memories that live on it.
