I don't know pricing but one question people will ask is how many layers are currently on the house? The more layers you have on, the more it will cost to tear off. Is your house really old with wood shakes on it?

    How many layers?
    How steep is the roof?
What kind of detail work...valleys, penetrations, chimneys, lf or flashing work, valleys.
What access is there to the house?
What kind of shingle do you want put back on?
    Does Bloomington require permits?
Do you want someone with Liability and workers comp or Jose?
Do you want someone that does the work or someone that subs it out to mesicans?

I know a guy that has been doing this stuff for the last 14 years as a full time gig. Only recently did he branch out into Commercial construction.:D

Our house was built in 2000. We have defective shingles. Only one layer.

I had a estimate for $5K-sound out of line?

    $3700 Ballpark

    $185/sq

    Materials/labor/Disposal

I have a Firefighter buddy who does this on his off days, has my full word, great guy.

You might want to be careful quoting prices. I have seen some jobs that 3700.00 wouldnt even buy the material for 20 squares.

The adjuster will not tell or know what the price is until he gets back to the office and does the paperwork on the exactamate program.

I like to meet the adjusters too, just so we are all on the same page and they dont miss anything. It cuts down on the paper work and phone calls when the job is done. Plus if he knows you have a contractor they will usually release all the money at one time instead of holding the depreciated value back.

    $450 ballpark

See its not so hard, he asked a question, I answered. Not everything has to be a word battle

Wow, I have been looking for a 450.00 Wilson combat, can you order me two.

ITs not a play on words its people answering questions and not knowing what they are talking about. Half of the stuff posted on these boards is second hand knowledge.

Its like me answering questions on being a medic, when I wont do it because it has been 13 years since I wore that uniform.

No need to nitpick about words.

I just asked a general question and received general answers.

No way anyone here could know specifics because nobody here has seen my roof.

I did an insurance job, hail damage. They paid right at $245 a square. That price was to include the complete job- tear off, disposal, materials and labor. At that rate, $5000 isn't far off. Things being the way they are, you could get it done for less with a contractor who isn't insured. 20sq is a 2 day job so its not like they are roofing a school.

Good luck. If you have specific questions for a roofer, just PM me.
