Sounds like PUBLIC ground to me, except you pay to use it.

I'm not sure the value of having more than just a small handful of people. If there's more than the 8 I suggested (20 acres/per person), then its nothing more than a shooting club and/or a farm co-op. I can get what I need in that regard a lot closer and for a lot less money.

The point of having land to me is the freedom to use. You can do that with a few like-minded folks, but not with a lot.
