Is it $400,000 for 160 acres? That's $2500 an acre.

(I used a calculator for that)

That's an acre for the cost of two nice guns. Who is willing to give up two guns to own a place to play?

$400,000 is the amount to purchase the land, get some livestock and pay the first years taxes and insurance. I think they will sell it at between $330K and $350K

It does have a crappy house that is livable on site, but its very rough. I'd call it a shooters cabin.

Why not put it in a land trust? Each member gets an equal voting share and all new members buying must be sanctioned by a majority of the members. Or something to that effect. Sounds nice, but too close to Indy for me.

400 shares at $1,000 - its only about 200 times larger than my last group buy!

Would do this. Hell I would do better than this. I wonder how many people we could get to swing 5k at this?

    $400k/5k = 80 members.

What I'm saying is we would need to have less people and more money. No way could we get that many people.

I might be interested in something like this, but only with a small number of shareholders and the devil would be in the details.

As much as we all hate socialism here, we have people here interested in a commune. Sorry, I wouldn't commune with my own brother. Imagine trying to get along with a bunch of other people.

I live in a subdivision with association rules and get along fine. Seems like more land with like minded people could more likely be easier than harder.

Sorry, I'm not the type to do halfsies on anything. My brother used to try that crap on me growing up. I'd pay half the money and never see it.

With something like this, I don't care how close the people are, there will be conflict. So and so wants to have a cookout/campout this weekend but so does somebody else. Why does that guy always get it when he wants it but I don't. See where this is going?

On a serious note and some things to think about.

With that many people involved, you'd have no real return on it. By that I mean this. Assume there are 400 people involved with $1000 each. A couple years down the road, someone says I want out. Is anyone really going to want to buy that guys share? If you did, you'd get 1/200th of it instead of 1/400th of it. What's the difference and your out another $1000.

What if people want to make improvements on it such as a storage building, cabin, etc.? How would you get a building permit? Have a majority vote? If the majority says yes, how are they going to pay for the building? Make those that don't want it to chip in as well?

Yeah 400 people seems like a lot. I would love to do something like this maybe smaller plot of land with less people. I am Not sure if I can get the wife down for 5000 but I can try!

on a second note the lat and long you posted is that the "shooters cabin"?
