Finally, after a not-so-patient wait, the ECO has landed! I haven't had a lot of time to handle it yet, just got back from the FFL a few minutes ago and snapped a quick pic. From what I can tell so far, everything about this is exceptionally well done.

Just met with the contractor. The daughter lives in a house we own next door. Looks like they are buying it and adding on. It is the house she grew up in.

Thanks guys. I know I'm in the "new gun" honeymoon phase, but this is so far everything I've read about and hoped for. My SR1911 9mm officer is a honey at a very reasonable price point. But this DW is in another class. The SR's trigger has shot in nicely, but the DW is butter, almost telepathic right out of the gate.

You can easily dye that material if you want to.

Reality in this. We put them in it years ago when they were struggling as most young couples do. It has cost me an average of $200+ a month for them to live there for about 8 years or more.
If they just take it over as is I will smile. I will also put the new roof on it as planned. They are dealing with the room add on so here we go.

I guess having an extra $200+ a month is a positive.....
